Rehabilitation project

This 1930s apartment, located near Les Glòries on Gran Vía in Barcelona, has a surface area of 75 m² and an excellent south-east orientation, providing abundant natural light throughout the day.

Initial state of the renovation

The original layout of the property was not bad, but it could be improved. The layout proposal chosen by the clients involved removing a very dark interior bedroom by demolishing two walls and allocating this space to the living room in order to create an open-plan living, dining and kitchen area.

The former kitchen was converted into a spacious bathroom, while the existing bathroom was retained as a guest toilet. The new kitchen was located in the space of the former bedroom, attached to an L-shaped wall.

The apartment comprises a total of 3 bedrooms (2 doubles and one single), living room, dining room, kitchen, a small gallery, a full bathroom, a guest toilet and an entrance hall, plus a small utility room for the washing machine and water heater.

Preservation of original elements

The aim was to preserve the original elements as much as possible. We were able to fully restore the original hydraulic tile flooring, as well as the carpentry (doors and windows), replacing the glass panes and hardware.

In addition, in the main rooms we preserved the original ceiling cornices, which had to be partially reconstructed due to their poor condition.

Upgrading of installations

The apartment has been equipped with completely new installations and ducted air conditioning. The electrical and plumbing systems have also been upgraded, along with an optimisation of the lighting.

Custom-made furniture and wardrobes

The custom-made wardrobes in the bedrooms are finished in white with textile interiors. The kitchen and entrance hall furniture is finished in oak and dark blue, which complements the colour of the original flooring.

Bathroom renovation

For the main bathroom, we opted for a built-in unit finished in microquartz. The remaining walls and floor are made of the same material, with the exception of one wall clad in Japanese-style tiles in various shades of blue. The taps and accessories are black.

The guest toilet, on the other hand, is finished in white, with floors and walls clad in Macael marble. The taps and accessories are also black, as in the main bathroom.
